“What should I fix before I sell?” It's one of the questions we hear most, and we love it, because it means you're thinking ahead! The honest answer is that it depends on the house. But after walking through a lot of homes together, we've seen what actually moves the needle and what doesn't. This applies whether you're in HRM or rural Nova Scotia.
Our goal is always to help you spend smart, so every dollar you put into your home works as hard as you do.
What adds value
Modern heating and cooling. Heat pumps and updated systems matter to buyers. If you're already replacing an old oil system, switching to propane and renting the tank is a great way to keep upfront costs down.
Turning a half bath into a full bath. An extra full bathroom changes who a house works for. Larger families, overnight guests, pet owners: very few people don't appreciate another full bath!
A garage, if you have the space. If your home doesn't have one and the lot allows it, a garage can set your listing apart. Buyers want somewhere to put the car, the bikes and the tools.
Flooring. New flooring in a current style makes a space easier to sell and helps the whole home feel fresh and modern.
Light fixtures. This is the easiest win there is, and the easiest thing to notice when it's skipped. Dated flush-mount lights clash with new floors and fresh paint. Our friendly plea: please, just change the lights! Bright, modern, white.
Exterior colour. You don't need to redo the siding. A fresh coat of paint in colours that appeal to buyers is often enough. Salmon and white might suit you perfectly while you live there, but repaint it green and grey and it feels like a completely different, more marketable home.
Where homeowners misspend
These projects can be wonderful for your time in the home, and if they fit your life, that matters! They just aren't likely to add much value at sale time, and some can shrink your pool of potential buyers.
Converting the garage into living space. Buyers want the garage to be a garage: a place for cars, bikes and tools. They usually aren't looking for an extra bedroom or kitchen where the garage used to be.
Removing the only bathtub. A walk-in shower is lovely, but if it replaces the only tub in the home, many families will cross the house off their list.
Over-improving for the neighbourhood or the home. A huge chef's kitchen in an entry-level area or starter home won't come back to you at sale time. If you love to cook, we completely understand! Do it because you love it, not for resale.
Over-the-top gardens and landscaping. Curb appeal matters, and a few plants and a tidy lawn go a long way toward welcoming buyers in. Elaborate gardens, though, can feel intimidating. Where you see six garden beds and a place to relax with your plants, a buyer may picture the upkeep, or feel a little guilty at the thought of removing them.
We never want to diminish the love that goes into a garden. But when it comes to selling, simpler sells better. Grass and some plants are plenty.
The unglamorous stuff
It's not the most exciting part of a home, but it's a big part of how confident buyers feel about it.
Electrical panel. Going from fuses to breakers is a real upgrade and a real value add. Even if you don't install a heat pump yourself, buyers want to know the panel can handle one later.
Oil tanks. More and more Nova Scotians are moving away from oil heat. If a buyer asks you to remove the tank, do it then. Otherwise, it's not where we'd spend your money.
Buyers are often already planning for the switch themselves. One of our clients is buying a fix-and-flip with forced-air oil heat. They're removing the oil, keeping the ductwork and switching to propane. A rented propane tank runs about $100 a year, which over ten years comes out cheaper than keeping an oil tank.
Before you spend a dollar
